President’s Quarterly Newsletter

Dear Members,

Hopefully you are in the holiday spirit and that the season will leave you with wonderful memories of family and friends. As part of your celebration of the season, please plan to attend the Indian Lake Estates’ Christmas party on December 17.

Your new Board is busy. Its work is centered on the following concerns. Letting bids for annual contracts for roadside maintenance, monitoring of water system, snow plowing, etc. Our other point of emphasis is attempting to end the year within budget. Unless there are some unexpected expenses in December, the goal should be met!

Going into next year our attention will turn to collecting assessments in a timely manner so that 2012 plans can be executed. Our first priority once the weather warms will be Phase III of our repaving project. This phase should be concentrating on paving Indian Lake Road beyond the Hollar’s home. If our income from assessments meets budget, this year’s budget of $32k will be spent on paving. These funds should pave about the same footage as was paved in 2011. The Road Committee, chaired by Dave Crocker will determine the exact sections of road to be paved.

To keep you informed about property values in our community, the situation is not very good if you are a seller but extremely favorable if you are interested in purchasing in our community. Recent lot sales have been in the $5,000 range. The lots that sold in this price range were not scrub lots but didn’t have outstanding mountain views, and they were not lakefront. To my knowledge, while there are several homes on the market, none have sold in the last three months. Realtors tell me that while the market in the Lake Toxaway market is still very slow, there is some modest improvement in inquiries. With winter weather upon us, remember there is a requirement that the valve of the water supply line to your home be turned off when you are not residing at your Indian Lake home. This is to protect your property and the community from water damage and the cost of wasted water in the event of a break in the line.
