Summer is here and many members are returning to our mountains.  Activities are planned throughout the summer thanks to the Beautification Committee Chair, Wanda Misinco.  Our Wednesday gatherings have started with a few Thursdays added.  As always, bring a dish to share, your own utensils and your favorite beverage.  Wanda will be asking for volunteers to help keep our community vibrant for all.  Contact Wanda at 478-747-4993 with ideas you your like to see or to help on this committee.  There is always something to do.

There is a need for new Board members.  John Pappas will be leaving the Board after many years of working on the dam with NC oversight.  After many years, we have received our letter from the State indicating the repairs have been made and are acceptable.   A new Chair of the Dam will be needed.  John Pappas will be staying on the committee to help guide you.  Without members stepping up to assume these positions, we will be forced to seek a management company which will increase our annual assessments significantly.  If you are interested in becoming a new Board member, please send your Bio and why you want to be a Board member to Barbara Pence at indianlakeestatessecretary@gmail.com.  We are in the process of setting up a vetting committee who will contact you.  Currently, we are an “all volunteer” working Board.  We would like to keep it that way.

There are a few delinquent members in the community.  Notice of intent to lien will be sent out to those members shortly.  It is everyone’s responsibility to keep the financial condition of our neighborhood on solid footing.  This is not something we do lightly, this is something we have to do for all of us.  Invoices have been sent out for property assessments.  Please do your part to prevent a lien.

Property responsibility:  Most members go to significant efforts to maintain their property.  These efforts help our property values and provide a pleasing visual effect for all members.  If your property can be seen from the road, please continue to take steps to clear dead debris, blow off leaves and maintain the appearance of your property whether you are full time or not.  Here are some vendors who can help should you need them. Boyd McNeely 828-553-1135.  Boyd has heavy equipment and can help with grading, debris clearing and most needs you may have.  Roberto Martinez 828-230-7939 (best to text) works with many members maintaining properties weed-whacking, mowing and blowing debris off bi-monthly and concrete work and is very reasonable.  Henry of Villafranca 828 384-4845 is excellent at debris removal, painting, floor refinishing etc.  All three work with tree removal as well.  Get a quote from all 3 for the best pricing.  You will be surprised at the capabilities of all three.

Roads:  several roads have cracks in them.  Please use care when driving on them.  Because we have no shoulders on the sides of the road, cutting the corners leads to significant damage and could throw you off the road if you go to far.  Avoid cutting corners and report any trees down to Jeannette Lee at 941-350-7390.  A reminder: our speed limit is 20 mph.  With more members and visitors using the roads both walking and driving please use more caution to avoid accidents.

Property modifications:  if you are modifying your property to control water washouts, please contact ACC (form on website) to alert the Board that work is being done.  We will review with you and determine if the community needs to work with you to prevent washouts on common/club owned property.  Work done to prevent washout to club property is a community expense, members are financially responsible for the work on their property.  This is especially true if you are putting in ditches or culverts on your property.  If you put in a ditch, you are responsible for clearing debris and keeping it flowing.  Our road maintenance crew does not clear ditches on private property.  They will clear it for you for a fee.

Board meetings are open to all members to listen in.  When Board meetings are scheduled, you will receive an email announcing it.  Most of the meetings are done by Zoom.  If you would like to attend, instructions will be provided to you.  There is a “community speaks” time slot that allows you to have your say to the Board to provide feedback for our community or question the Board.  As always, minutes of the meeting are posted on our website after the meeting along with monthly financials.

New well update:  the new well committee has selected an engineer to work with us on getting a new well in for the community.  As of now, the best possible sites are located in the 5 points area on the park side of the community.  It is scheduled to be completed in 2027 with proceeds from the 5-year assessment.  We have one more year of assessment in the amount of $580.  2027 is the last year of this assessment.  Thank you to all members for seeing this necessity through to repair the dam and put in a new well.  More information will follow in future months.
